Rental Conditions


You can book via the form on our website (email) or write to our contact address. Do not forget your personal details, address, reservation period and the total and advanced amount. Once the reservation has been made it is binding and you agree to our terms and conditions. We as the owner-landlord will send you confirmation in duplicate of which you should sign1 copy and return this to us along with a signed copy of our terms and conditions.


The reservation will only be converted to a definite booking once the deposit of 40% of the total amount has been transferred to the account of the owner / landlord *.

The balance of the rent (60%) + the guarantee must be transferred within 6 weeks before the start of your stay.

For ‘late’ bookings / reservations (within 6 weeks of the start of the stay), the total amount (100% rent + deposit) should be paid in full within 8 days after reservation and in any event before the start of the rental period.


The guarantee is initially to cover any costs resulting from direct or indirect damage caused to the property or its contents. It may also be used for the settlement of consumed water or electricity and to cover the requirements of landlord due to non-compliance of the rental conditions by the tenant. If the guarantee provides to be inadequate for the damage or excessive consumption of water and electricity then the landlord can still demands additional compensation from the tenant.

Repayment of the deposit does not imply recognition of the landlord that no damages are done. The guarantee may at no time be considered as part of the payment of rent or deposit. The cleaning service at the end of your rental will be deducted from this deposit.

Cancellation by the tenant

As mentioned above, the reservation is binding and the tenant then automatically accept the general conditions. If cancelled within 10 days after reservation the tenant is charged an administrative fee of 80 euros. The non-payment of the deposit within ten days after the reservation is equated to a cancellation by the tenant. If cancelled later than 10 days after booking, but 6 weeks before the start of the rental period, the advance paid will not be returned and the landlord may re-let the property for that period. The non-payment of the balance of 60% and guarantee at least 6 weeks before the start of the rental period is considered as a cancellation by the tenant.

Cancellation by the landlord

If due to unforeseen circumstances the landlord is forced to cancel the reservation sooner than 6 weeks before the start of the rental period, the already paid deposit is refunded without compensation of any damage whatsoever. Does the cancellation is in the period of the 6 weeks before the commencement of the rental period, then the rent and deposit will be fully refunded plus 20% compensation on top of the rent.

Cleaning house + land

The property is always left clean and smudge free by the tenant. There should be no dirty dishes left in the washing machine. Refrigerator and bins should be empty and tidy on departure. Garbage, glass and paper should be taken away.

An extra cleaning (by specialist firm) will take place after your departure to get the entire unit ready for the next tenant. These costs must be paid by the outgoing tenants and will be deducted from the deposit.

Swimming pool

Given the existing law on swimming pools in France, the tenant has access to an approved installation. The access protection for children and non-able swimmers is present by means of a swimming pool alarm; it should always be used attentively. (Even at night)

Access to the pool should be denied to children without swimming certificates that are not accompanied by an adult who can swim. In case of an accident, the landlord may never be held responsible. A professional who regularly comes by own schedule and to whom access should be granted maintenance the pool.

Miscellaneous provisions
1. Entering the property

The rental period extends from Saturday to Saturday. The property may be entered from 16.00 pm and should be empty before 09.30 am Upon arrival, the keys are picked up and deposited in a back room in a by the landlord-designated place.

If the keys were taken by mistake by the tenant, then the landlord must be immediately notified. The keys will be as soon as possible returned by express and registered mail.
The house is non-smoking. Smokers are asked to smoke outside and not throw the butts into nature but to make sure they are well put out and disposed at with the garbage.

2. Acceptance of the property

Complaints must be reported to the landlord within 24 hours. Later complaints cannot be accepted If justified and possible, the landlord will within the shortest possible time find a solution. Subjective criteria such as peace, privacy and beautiful views cannot be challenged.

3. Use of the contents, loss or breakage

The contents may show no more then usual signs of wear and tear then is acceptable with normal use. Loss or breakage that compromises further use of the house must be reported immediately so that the landlord can provide replacement or repair in a timely manner. In the absence of the tenant shutters, sunscreens and all other objects must be protected against sudden emerging winds.

4. Drainage

The tenant may under no circumstances throw things in the washbasins, baths, showers, toilets or sink that can block the drains or outside the daily use of these facilities. The correct cleaning products are normally present. By buying your own cleaning products you have to make sure they are suitable for septic tanks. De-blocking products (destop) are unacceptable. In no case can “bleach” or “Eau de Javel ‘be used as these can affect the bacteriological operation of septic tanks.

5. Subletting, overcrowding and visit

The tenant is not allowed to sublet the building, partly or fully, without the consent of the landlord. By endorsing the agreement, the number specified by number of persons indicates of the number of persons over and under three years old. Visitors and permitted sub-letters have to be informed of the terms and conditions and the tenants bear all responsibility for them.

In no event can lodging be offered that would go beyond the normal capacity of the house. Nights spent by third parties in a motor home, tent or other sleeping accommodation is not permitted.

6. Pets

It is forbidden to bring pets.

7. Barbecue

The French legislation is relentless for the undisciplined lighter due to the fire risk. Each form of open fire with wood or charcoal is totally forbidden Barbecuing is possible, but only with the barbeque provided and it is mandatory to always have a bucket of water next to the barbecue.

8. Provision of access

The tenant is obliged to grant access to people such as handyman or cleaning staff or others responsible for maintaining and ensuring the proper functioning of the pool and housing.

Access must also be provided, by appointment, to the landlord or his employee or prospective tenants.

9. Neighbours Rust

Although the house has no immediate neighbours, it remains very important to insure peace and quiet. Given the silence around, sounds carry very far and easily disturb the tranquillity of the surroundings.

To this end, radio or music outside the home is permitted only when it is turned on with caution and only for the immediate surrounding. We also ask to you to watch big noise of the youngsters. After 22.00 no noise is permitted that goes beyond the immediate area of the house.
